Terciarys, a service sector hub in the city center

The Terciarys business centre was launched as part of the regeneration of Charleville-Mézières city in French Ardennes and met its objectives.

The project was led by two co-developers (Protéame and Montoyal Immobiler) and supported by Ardenne Métropole. It is a mix of offices and modular retail units ranging from 75 to 600m².  This 5,000m² building meets environmental requirements as it is equipped with dynamic thermal simulation and a green roof.

It is located just beneath the Charleville-Mézières railway station, close to the A304 and Belgian motorway network and is already nearly fully occupied.  Both private sector businesses (KPMG, Allianz, France Bleu) and public bodies (CAF, ANTS) were drawn to the location and quality of the services provided.   Since September 2017, Terciarys has also housed the business incubator, Rimbaud’Tech which supports project leaders and innovative entrepreneurs in the business start-up process.

In order to boost this emerging service sector, Ardenne Métropole is showing a keen interest in Forges Saint-Charles, the unused space behind the railway station. The town is, in fact, planning to launch a second phase of this service economy project with the construction of Terciarys 2.

As well as urban developments, Ardenne Métropole and the wider French Ardennes department, have closely reflected upon the economic development support they can offer through phased structured projects that meet business expectations.
